Highlights

    Sale settlements with a new loan in Aug-21 were down 5.9% on Jul-21, and up 37.2% on Aug-20.

    Refinance settlements were up 1.1% on Jul-21, and 61.0% higher YoY.

    Trends

    Major banks and non-majors showed slight falls for net new mortgages, with non-majors slightly ahead while majors further declined in net refinance position.

NOTE: Loan figures quoted include all residential and commercial settlements unless otherwise stated. Any non-monetary settlements such as family transfers or gifts have been excluded. 

New loans

Total

  • Aug-21 was down 5.9% on Jul-21, and up 37.2% on the same month last year. 
 

New loans - residential / commercial

  • Residential settlements were down 4.3% MoM, and up 44.7% YoY.
  • Commercial was down 19.2% MoM and down 9.8% YoY.  
 

New loans – Greater Sydney / rest of NSW

  • Greater Sydney Area was down 9.0% MoM in Aug-21, a 44.6% rise YoY. 
  • Rest of NSW was down 0.1% MoM and 26.0% rise YoY. 
 

Refinances

  • Aug-21 was up 3.8% on Jul-21, and 106.8% higher YoY. 

Wins & losses

New loans

  • Major banks showed a further decline in their net position for new mortgages, although they remained positive overall. 
  • Non-majors also dipped slightly, while retaining their lead over the majors. 
Tip: Wins / losses (new loans) shows the net increase or decrease in mortgages each month for lenders. The calculation takes the total number of new mortgages and subtracts the total number of discharged mortgages for properties that settled in that month. Importantly, it only includes property sale settlements (not refinances) and excludes properties not part of a sale (e.g. if the loan is completely repaid and the mortgage is discharged). ‘Major banks’ include their sub brands and subsidiaries. 
 

Refinances

  • The major banks declined further into a net negative position in their worst showing for the past 12 months. 
  • Non-majors rose after a dip in Jul-21, continuing to win more refinance activity than they lost.
