Australia’s current housing crisis is driven by the nation’s unique demographics and a shortage of available residential land near jobs and services. Without change, the disparity between those benefitting from the property market and those falling behind will only worsen.
In partnership with .id, PEXA released its Residential Land Report – the first comprehensive analysis of the release of new land for residential housing. The report provides a unique insight into new land supply in Australia’s largest states and found that while demand continues to outstrip supply, there was $37billion of new land released in eastern states in FY23. This research is yet another way in which PEXA can contribute to issues around solving housing affordability and more specifically, helping LGAs plan for increased housing supply.
Everyone needs a home, a roof over their heads. Homes can be refuges from the world, loving places to raise families and the first step on the road to self-reliance and security. Yet it is becoming increasingly difficult to meet this most basic of needs for many Australians. With input from local government and the property industry, PEXA and Housing All Australians are developing Australia’s first digital Affordable Housing Register, designed to help tackle the nation’s housing crisis by unlocking private capital to fund affordable housing projects nationwide. The register will serve as a centralised platform and repository for recording all affordable housing commitments, while providing governments with the ability to transparently monitor the compliance of all stakeholders through the process.
Australia’s complex housing market has long faced a range of underlying issues that have made it among the most expensive and unaffordable in the world. Gaining access to reliable data and research to truly understand our national housing market dynamics in real-time is a critical first step in designing responses that are effective and appropriate.
