The search for Wi-Fi

Data drought continues to be a pressing issue for rural Australia, however this didn’t deter Linda Martin’s client from wanting to pursue his online property settlement.

Linda, Conveyancer at go go Conveyancing, successfully completed regional Australia’s first end-to-end paperless settlement late last year. She candidly recalls her client’s ventures to find Wi-Fi in both rural New South Wales and Queensland, how the old title was the single piece of paper involved and how go go is preparing for the entire country to get onboard with e-Conveyancing. 
 

The client

“My client was selling his rural New South Wales property and had moved to rural Queensland mid-settlement process”, Linda explains. “Both areas had Wi-Fi difficulties but this didn’t stop David Pender. He found Wi-Fi hotspots whenever correspondence was required as it was still easier than posting documents and waiting days for a response”.

“Impressively, as David is an older man he completely eradicated the “age barrier” to technology in his adamant search for Wi-Fi. We kept in contact completely by phone and email – no paper”.

The settlement

“The first paperless step was to create an electronic contract through InfoTrack, utilising Leap legal practice management software. I emailed the contract to the purchaser’s conveyancer through SignIT for the purchaser to digitally sign. At first the purchaser’s conveyancer was hesitant to have her client sign digitally and wanted to print-and-sign manually. Thankfully I convinced her not to. Our client relationship manager from InfoTrack called the purchasers’ conveyancer and talked her through the steps to sign online and from then on, she was hooked.

The only piece of paper in this entire transaction was the old title for the property. We feared this might hinder our electronic progress, however all we had to do was simply produce the title at the LPI Production Counter and they issued us with a receipt number to use within PEXA– and the electronic process continued.

We settled the property using PEXA with no problems. Theresa Ting, my Virtual Specialist at PEXA was amazing. As this was only my second online transaction she was there with me whenever I needed a helping hand. She really helped me prepare for using PEXA and future online settlements, of which I hope they become more frequent”.

The future

“I wince if I have to turn on my printer now. I used to be surrounded by paper, now I have moved as much of my conveyancing process online as possible. When I see paper on my desk I wonder “where did that come from?”.

The increased efficiency in productivity is incredible, not to mention the vast cost savings. I no longer have to buy reams of printer paper, ink, stamps and envelopes, and there’s no more posting cheques to the council – PEXA does all of that! In fact, I plan to completely remove fax from my office by the middle of this year, the banks now use email addresses so there is no longer a requirement for fax machines. Culling unnecessary equipment and processes has revitalised my business. Anybody who isn’t embracing e-Conveyancing is mad in my opinion, I can only assume that they do not appreciate the extent of the benefits.

A new wave of conveyancers are heading our way and they’re all online. It’s time for existing practices to pay attention, mandating is happening and we all need to be ready.”
