By Jacqui Pawelski at Smart Conveyancing
After ‘dabbling’ in digital conveyancing in 2017 and again in 2018, I have made the decision to dive head first into electronic settlements for the benefit of my business and clients.
Initially I felt I’d be using my clients as ‘guinea pigs’ just to learn this new system but I realised that would never be the case thanks to the support of my PEXA Direct Specialist, Jess Kolb. I see electronic conveyancing as the way of the future for South Australia and having Jess come into our office every Monday for an hour or two has made all the difference in the way we transact.
Now, the team loves completing settlements in PEXA! It is such a time saver for my staff, especially with less time spent standing around at the Land Titles Office (LTO). We have also found the banks to be much more proactive at getting settlements over the line.
Equally as satisfying has been booking settlements for 10.30am. This means all settlements are finished and our client’s funds are disbursed well before the standard 11.30am settlement time. For us, this has meant that our Vendors receive their funds earlier (and instantly – no more client banking) and Purchasers can get their keys to their new home sooner. Finally, and even more efficiently, all the rates and taxes, fees, ATO payments and other funds dispersed to agents etc. are all taken care of at settlement, more time saved.
Our PEXA Direct Specialist has been very patient and always available to take my phone calls. It’s also been great to have the rest of the Adelaide PEXA team on hand, who have been more than happy to help when needed.
I can’t wait until all South Australia’s Conveyancers are on board with electronic settlements, it’s been such a great way to streamline efficiencies in my business. Anyone who is thinking of moving their firm to digital conveyancing but would like to speak with someone who has already done it, please feel free to reach out to me.
